Residential Operations maintains properties consisting of residence halls, single student apartments, family student apartments, and dining commons serving over 11,000 undergraduate and graduate students, faculty, and staff. Brief Summary of Job Duties:
Under supervision of a supervisor or lead personnel, HVAC Mechanic performs a variety of skilled tasks in connection with the installation, maintenance, and repair of HVAC systems and related equipment for the University owned Residence Halls, Apartments, Dining Commons and related buildings to accomplish the operational needs of the department. In compliance with HDAE goals and objectives, affirms, and implements the department's Educational Equity Plan comprising short and long-term objectives that reflect a systematic approach to preparing students and staff for success in a multicultural society. Works in an environment, which is ethnically diverse and culturally pluralistic. Works effectively in a team environment.

Required Qualifications:
- HVAC Environmental Protection Agency (EPA) Certification
- 4-6 years of journeyman experience as a trades craftsman in the area of heating, ventilation, and air conditioning (HVAC), boiler systems, or equivalent combination of education and experience.
- 4+ years of journeyman experience as a trades craftsman in the area of heating, ventilation, and air conditioning (HVAC), boiler systems, or equivalent combination of education and experience.
- Experience with HVAC systems, or equivalent work experience.
- Skills to use and maintain tools and equipment in a safe and secure manner.
- Works effectively in a team environment.
- Excellent interpersonal and customer service skills.
Preferred Qualifications: - High School Diploma
- HVAC experience in commercial kitchens and/or relative work experience with emphasis on refrigeration, direct digital controls, and commercial food service equipment.
Special Conditions of Employment:
- Ability to respond to emergency calls after duty hours. May be required to carry an after-hours duty phone and/or change work shifts to meet the operational needs of the department.
- Maintain a valid CA driver's license, a clean DMV record and enrollment in the DMV Employer Pull-Notice Program

Job Functions and Percentages of Time:
- 80% Technical - Performs skilled mechanical maintenance work in the repair, installation and alteration of heating, ventilating and refrigeration systems and related equipment and facilities, including installation, repair and replacement of plumbing components. Installs, maintains and repairs pumps, motors, blowers, compressors, and related components of HVAC systems. Installs, programs, maintains, troubleshoots, and repairs DDC and pneumatic control systems and related components. Monitors DDC daily Tests systems for leaks, faults, and pressure/charge loss. Performs water analysis on boiler and feed water. Performs preventive maintenance tasks on HVAC systems and building equipment. Electrical: repairs and replaces electrical equipment including motors, disconnects, contactors, relays, plugs, receptacles, ballasts, and switches, on related HVAC equipment. Troubleshoots electrical problems, reads blueprints and schematics, and uses various electrical testers. Refrigeration: preventative maintenance, inspection, service, overhaul of HVAC equipment, heat pumps, air conditioners and associated controls. Uses knowledge of fire and mechanical codes and plumbing and electrical systems to install, trouble-shoot HVAC equipment. Assists with installation, repair and maintenance of air compressors, steam and hot water boilers. Solders copper pipe of various sizes and schedules using various gases and torches and utilizing appropriate filler material to satisfy the applications required.
- 10% General Duties - Instructs or leads skilled, semi-skilled assistants. Complies with department's safety program as implemented by the supervisor. Researches and orders materials needed to complete work orders. Generates and closes out computerized work orders. Utilizes cell phone to communicate with dispatcher, supervisor and co-workers. Performs a variety of other skilled and unskilled tasks outside of assigned trade in support of the DLG Maintenance Shop and the Santa Ynez Service Center that includes weekend pager duty and occasional overtime required to meet the operational needs of the department. Participates in training programs, including safety and professional development. Promotes customer service environment to residents/clients. Assists with the development and maintenance of a work environment, which is conducive to meeting the mission of the organization and supports the EEP. Completes job duties that demonstrate support for the Operations Team. Initiates communication directly with co-workers and/or supervisor to improve and clarify working relationships, identifying problems and concerns, and seeking resolution to work-related conflicts. Participates in staff training & development workshops, retreats, and meetings as determined by the supervisor. Affirms and implements the departmental Educational Equity Plan comprising short and long-term objectives that reflect a systematic approach to preparing both students and staff for success in a multicultural society. Affirms and implements the departmental "Strategic Plan" designing goals and objectives that relate to the vision.
- 5% Safety - Understands safety practices and UCSB Environmental Health and Safety policies and procedures including but not limited to: breathing apparatus, respiratory protection, hand and power tools, ladders, scaffolding, and safety harness. Adheres to current safety regulations and precautions as prescribed by the Department of Labor, Occupational Safety and Health Administration, Uniform Building Code and EPA, including storage and disposal procedures, common safety shop practices, guidelines or policies per other applicable Federal, State and local agencies. Understands and adheres to the safety practices on use of all hand and power tools associated with HVAC, electrical and other building and maintenance trades. Understands and adheres to current safety practices in relation to proper ventilation and non-smoking rules when working with flammable substances and harmful inhalants. Promptly reports on the job accidents to the supervisor. Participates in departmental safety programs. Develops, promotes, and adheres to safety rules, standards or techniques as an integral part of business. Adheres to and implements the 20-minute work rule for repetitive work tasks.
- 5% Security - Locks unoccupied areas before leaving them including windows and doors. Safeguards assigned keys and cell phone by keeping them on your person at all times during working hours and securing them at the end of your shift. Unless on official business, your work keys are to remain on campus at all times. Notifies clients of work status by leaving a door tag in the area if unoccupied. May use any of the following tools to perform essential or non-essential duties: Refrigeration Gauges Refrigeration Recovery Systems Aviation Pliers Circular Saw Oxy Acetylene Pipe Cutter Saws all Chop saw Hydraulic Punch and Press Gas Sniffer Table Saw Threader Drill Press Band Saw Bearing Puller Taps and Dies Torches Drill Motor Hammer Drill Hack Saw Sander Electrical Multi-Meters Plumbing Snakes Screw Drivers Socket Sets Tape Measure Wire Cutters and Strippers Hammers Grinders Air Compressor Wrenches Computer All Welding equipment.
